Our Values & Intent:

The following 6 values guide every decision we make at Gratitude Village.

1. Community & Connection - We all long for a sense of belonging and inclusion. Being part of a community is healthier for us – mentally, physically, emotionally and economically and is why we have selected the cohousing model for our development. In the cohousing model, opportunities to connect are engineered into the design of the community, making it natural and easy to engage with neighbors when you want to. Factors like a walkable community center, ample front porches, kitchens that face into the community and a well-thought-out and designed common house facilitate connection. The need for privacy is also honored with each home designed to enhance the owner's privacy when that is preferred or needed.

2. Sustainability – The cohousing model can also be better for the planet through smaller footprint homes, expansive green spaces and climate-friendly practices. GVCO's goal is for our homes to be Passive House certified and for the community buildings (and ultimately the community itself) to be LEED certified. Additionally, we’ll have water-friendly, organic permaculture-influenced gardens, xeriscaped green spaces designed for Colorado living and the community will be Net Zero - meaning we will produce all of our energy needs onsite.

3. Affordability - At least one third to one half of the homes in the community will be permanently affordable - through subsidies and creative ownership models such as deed-restrictions, cooperative ownership and partnership with a community land trust so seniors, first-time home buyers, families with young children and adults with disabilities can afford to own a home. We envision three sizes of homes:

  • Smaller condos (600-800 sq ft) connected to the common house. These are ideal for first time home buyers, senior living, single person and small households or anyone wanting to be at the heart of the community

  • Attached single family homes (w/ 2 -4 bedrooms, 900-1100 sq ft). Likely configured as quads or fiveplexes on smaller lots.

  • Market rate detached single family homes (1300-1500 sq ft, 2-4 bedrooms with average sized lots).

This mix gives the community mobility within itself. Someone can start with a condo and then buy up when their resources allow, or someone might start with a larger home and then downsize to a condo in the future.

4. Diversity – Our community embraces a wide range of incomes, ages, abilities, race & ethnic backgrounds, family structures and belief systems. As such we will build following universal design principles from day one. Additionally by making affordability and inclusion priorities we believe we will attract a diverse group of residents.

5. Accessibility - It’s not just about how we build — it’s about who we’re building for and how we live together once we’re there because everyone deserves to thrive regardless of age, ability or income. We’re building Gratitude Village using Universal Design Standards from the beginning so our homes work for real lives, not just ideal ones. We'll have single story homes with no-step entries, wide hallways and doorways, levered door handles and accessible kitchens and bathrooms to accommodate aging in place as well as physical disabilities. We're looking to incorporate sensory gardens and quiet indoor and outdoor spaces as well as adjustable lighting to accommodate our neurodiverse residents.

6. Nature – Our goal is to maximize the amount of green space in the community including a community commons, kids playground, garden & greenhouse spaces, playing fields, and a 1-7 acre dog park depending on the final acreage of land we purchase.
