What Is The Plan?
We are developing a collaborative community using the cohousing model, with approximately 40-50 homes in Brighton, CO.
At the heart of Gratitude Village will be thoughtfully designed shared spaces that bring people together. We envision a beautiful, manor-style Common House featuring a gourmet kitchen and both indoor and outdoor dining areas, where neighbors can gather for shared meals and regular activities throughout the week. Additional shared amenities will be shaped by the vision of our Founding Members and our overall budget, but may include spaces such as a gym or yoga studio, theater, teen lounge or game room, library, craft room, coworking space, guest rooms, and more.
Beyond the Common House, we imagine a vibrant, amenity-rich community with features like gardens, a greenhouse, playgrounds, a dog park and dog wash, EV charging, maker space, wellness areas, and potentially even a pool, hot tub, preschool, elder care options, or small-scale agriculture. While the final details will evolve, our intention is simple: to create a place where connection, sustainability, and everyday living come together in meaningful and joyful ways.
How You Can Be Part of It?
As a 501(c)(3) nonprofit, we are actively building both the community and the team to bring Gratitude Village to life. Whether you’re looking for a future home, want to support the mission, or bring your expertise, there are many ways to get involved:
Explorers — Individuals and families who are curious and want to learn more while getting to know potential future neighbors during the early stages of development. Explorer membership is $150 per household for the first 6 months, then $150 for each additional 6 months ($300/year) to continue.
Founders — Those ready to take an active role in co-creating the community. Founding Members help shape the vision, design, and decisions that bring Gratitude Village to life. A $12,000 initial deposit secures your place and is applied toward your future home. Founders joining by June 13, 2026 receive a $2500 early adopter bonus. All deposits and bonuses are applied to your home purchase!
Donors — Supporters who believe in this model of community and want to help make it a reality. As a nonprofit, all donations are tax-deductible and directly support our progress.
Investors — Individuals or organizations who want to support the development of the community while earning a return, without necessarily living at Gratitude Village.
Partners — Businesses and organizations — including contractors, designers, solar providers, and nonprofits — who want to collaborate in bringing this vision to life.

Founder Level — $12,000 per household*
Step into a leadership role and help co-create the community from the ground up. Founding Members shape the vision, influence key decisions, and secure priority in the home selection process.

Now that our land is under contract, individuals and families will have until the end of the day on June 13, 2026 to join as Founders and receive an early adopter bonus of $2,500 — applied toward the cost of your home. After this window, the bonus will no longer be available.

At Gratitude Village, we are building a community grounded in a deep respect for nature and a genuine commitment to connection. We support one another, prioritize sustainability, and celebrate diversity in all its forms — welcoming individuals of all ages, abilities, professions, family structures, and ethnic, cultural, and spiritual backgrounds.
Estimated Timeline
This represents our ideal timeline. While development projects naturally involve variables that can impact timing, this is the path we are actively working toward:
2026 — Finalize the Founding Member group and continue growing the community. Conduct due diligence, including soils reports and environmental studies, and complete the entitlement process on our land and move toward closing on August 19, 2026. Host a series of collaborative design charrettes focused on the Site Design, Common House, and Private Homes.
2027 — Finalize architectural and engineering design. Begin construction.
2028 — Target move-in in late summer or fall.
Estimated Home and Project Costs:
Based on our current pro forma, we anticipate the following estimated home price ranges: approximately $250,000 to $700,000
These estimates include not only your private residence — with your own kitchen, bathrooms, and living space — but also a prorated share of the community’s land and extensive shared amenities, such as the Common House, gardens, and other collective spaces.
All pricing is preliminary and will evolve based on factors such as final design, construction costs, and the mix of homes selected by Founding Members.
Total Project Cost — approximately $38 million to $55 million
This range reflects the full scope of the development, including land, infrastructure, homes, and shared facilities, and will vary depending on final site selection and community design.
These prices reflect the added value of shared amenities, built-in community, and long-term sustainability — benefits that are difficult to find in a typical neighborhood. Shared spaces and resources can also help reduce individual costs over time, from energy efficiency to access to tools, amenities, and everyday support.
