Our Vision for Denver Cohousing: A Sustainable Inclusive Future

Develop a flagship, affordable, Zero Energy, cohousing community of up to 56 fully accessible homes in the Denver area.


Connection by Design
Are you tired of the constant rush — working all day, shuttling kids to activities, pulling together a quick dinner, getting everyone to bed, cleaning up, and then realizing there is no energy left for yourself or your partner? Maybe you’re a single parent with family far away and wish you had a few more caring eyes and helping hands nearby. Or perhaps your children are grown and you’re ready to downsize while becoming part of a vibrant, multigenerational community. If any of that sounds familiar, Gratitude Village may be exactly what you’ve been looking for.
This community is being intentionally designed to make connection easier, more natural, and part of everyday life — while still honoring each person’s need for privacy, independence, and personal space. We also hope to create strong ties with the broader neighborhood around us, so that Gratitude Village feels connected not only within, but to the wider community as well.


Sustainable Living by Design
Our goal is to create a Zero Energy, Zero Carbon community — generating onsite the power we use in ultra-efficient homes (Passive House certifiable) and shared spaces (LEED certifiable). At Gratitude Village, sustainability isn’t an add-on; it’s woven into daily life. From water conservation and xeriscaping to walkable design, composting, recycling, and shared resources, every element is thoughtfully designed to reduce our environmental impact while enhancing quality of life. We envision growing some of our own organic food using permaculture principles, creating a landscape that is not only beautiful, but regenerative and resilient.
With sufficient land, we may also incorporate small-scale regenerative agriculture — cultivating herbs, flowers, and crops, and potentially caring for animals such as chickens, bees, goats, or sheep. Our intention is to create a living system where people and nature support one another, offering a nurturing environment for individuals and families of all ages to thrive. This is more than sustainable living — it’s a way of living with purpose, with people and with the planet in mind.


Inclusive Living for All
We envision a community that embraces both traditional and non-traditional family structures, welcoming people of all backgrounds, ages, abilities, beliefs, and income levels. Diversity is not just valued here — it is essential to creating a vibrant, resilient, and truly connected neighborhood. Our homes and shared spaces will be built using universal design principles, ensuring accessibility for all, and we are actively seeking funding to make a portion of homes attainable for seniors, individuals with disabilities, families with young children, and first-time homebuyers.
Gratitude Village is a place where life in all its forms is celebrated. We welcome children, teens, and adults of all ages, and we know that pets are often part of the family too. Looking ahead, we hope to create spaces that support the evolving needs of the community — such as a preschool, homeschooling hub, or even elder care options for aging residents. With opportunities to connect across generations and life stages, this is a place where everyone can find belonging and support.


Attainable Living by Design
To create the diverse, multigenerational community we envision, we are committed to making homes as attainable as possible — while still embracing beauty, sustainability, and thoughtful design. Our goal is for approximately one-third to one-half of the homes to be subsidized, helping ensure accessibility for a wide range of households, including seniors, first-time homebuyers, individuals with disabilities, and families with young children.
In cohousing communities, homes are typically priced at or slightly above market rate, reflecting not only the private residence but also shared ownership of extensive community amenities. Each household owns their home along with a proportional share of the common assets — such as the Common House, gardens, green spaces, maker space, and any additional shared buildings or land. For example, in a 48-home community, each household would own their home and approximately 1/48th of these shared spaces.
At Gratitude Village, we are working to thoughtfully balance cost, value, and long-term sustainability — creating a place that is not only beautiful and connected, but within reach for more people.


Homes Designed Together
At Gratitude Village, the final mix of homes — including types, sizes, and styles — will be shaped by our Founding Members. This is a collaborative process, and the community you help create will reflect the needs, values, and priorities of the people who choose to call it home. The options below are examples to help illustrate what may be possible, not fixed plans.
We anticipate a range of home types to support different lifestyles, life stages, and budgets. These may include smaller condominium-style homes (approximately 600–800 sq ft), potentially connected to the Common House, designed as ADUs, or located within a shared multi-story building. We also envision townhomes or multiplexes (approximately 900–1,100 sq ft), offering a balance of privacy and proximity, as well as detached single-family homes (approximately 1,300–1,500 sq ft), some of which may include basement or backyard ADUs for added flexibility.
Estimated pricing may range from approximately $250,000 to $775,000 depending on size, configuration, and finishes. In addition to private homes, each household will share ownership of the community’s common spaces — creating a neighborhood that offers far more than a traditional development.
Ultimately, this is not just about choosing a home — it’s about helping design a way of living. Together, we will create a community that reflects both individual needs and a shared vision for connection, sustainability, and belonging.
