Finding the perfect home for Gratitude Village is one of the most important steps in bringing our vision to life—and we’re making steady progress!

This month, our board visited a 5-acre parcel off Kipling and Carr. While it offered some initial promise, our architect Michael Tavel of SunStudio Designs conducted a quick review and identified significant challenges: two irrigation ditches running through the property and its close (and noisy) proximity to 6th Avenue. It was already smaller than what we ideally want and both of those factors reduced our buildable area even further. After careful consideration, the board decided this parcel wasn’t the right fit for our community’s long-term vision.

We’re now exploring a 4-acre parcel in Arvada, which has potential for the kind of vibrant, NetZero, multigenerational neighborhood we’re creating. It is not as walkable as we would like although several shopping areas including a King Sooper's anchored center and half a dozen restaurants are less than a mile away and Sprouts and Walmart are each about 2.5 miles away. In addition, we met with Chris Elliott of E5X Management, the developer leading the exciting redevelopment of the old Lutheran Hospital site in Wheat Ridge, to discuss a possible partnership that could align beautifully with both our missions.

Our search continues with careful attention to sustainability, accessibility, and location—key factors in building a thriving cohousing community.

We’re looking for:

  • 7–20 acres to allow space for homes, gardens, and shared amenities including a dog park

  • A location in Jefferson County

  • Easy access to public transit and major routes

  • Walkability to shops, services, and community spaces
