When people think about Gratitude Village, they often picture future neighbors gathering for a shared meal, children playing on a central green, community gardens bursting with vegetables, or a common house filled with laughter and conversation.
What most people don't see is the team of professionals working behind the scenes long before construction begins.
Creating a community from the ground up requires far more than a great idea. It takes expertise in land development, architecture, engineering, environmental review, surveying, financing, legal matters, and municipal processes. It takes people who know how to navigate complexity while keeping sight of the larger vision.
As Gratitude Village moves through the due diligence phase for our Brighton property, we're grateful to be working with an incredible team of professionals who are helping transform a dream into a viable, buildable community.
Gauge Land Development: Strategic Development Guidance
One of the first people to join our development team was Heidi Majerik of Gauge Land Development.
With more than 25 years of experience in land development, public-private partnerships, entitlement strategy, and large-scale community planning, Heidi has provided invaluable guidance throughout our land search and development efforts. Her experience includes major Colorado developments and nearly one billion dollars in land transactions and public-private projects.
Throughout this journey, Heidi has helped evaluate potential sites, navigate municipal processes, assess development opportunities, and think strategically about the path forward. Her ability to understand both the big picture and the countless details required to bring a project to life has been a tremendous asset.
Most importantly, Heidi understands that Gratitude Village is about more than housing. It's about creating a model for connected, sustainable, and inclusive communities.
Mosaic Realty: Decades of Development Experience
Ken Mitchell of Mosaic Realty brings more than four decades of residential development experience to the Gratitude Village team.
Over the course of his career, Ken has been involved in the development of thousands of homes and lots throughout the United States and has participated in more than $2 billion in real estate transactions. His experience spans nearly every aspect of residential development, from land acquisition and entitlement to planning and execution.
Ken has provided strategic guidance throughout our land search and due diligence efforts, helping us evaluate opportunities, identify potential challenges, and make informed decisions as the project continues to evolve.
One of the things we appreciate most is Ken's willingness to share his knowledge and experience in support of a project that seeks to redefine what neighborhood living can be.
Studio Co+Hab: Designing Community
After an extensive selection process involving multiple architectural firms, Gratitude Village selected Studio Co+Hab as our architectural partner.
Studio Co+Hab stood out because of their collaborative design process, commitment to sustainability, and deep understanding of community-centered development. They recognize that designing a cohousing community is about much more than creating individual homes. It's about creating opportunities for connection.
Over the coming months, Studio Co+Hab will facilitate our Site Design Workshop and work closely with future residents to shape the physical layout of the community. Their work will influence everything from the placement of homes and pathways to gathering spaces, gardens, and the common house.
They will help translate our shared values into a place people can see, touch, and experience.
Building the Technical Foundation
While vision and planning are essential, successful communities also require a strong technical team. As part of our due diligence efforts, we've assembled a group of professionals who are helping us better understand the Brighton property and prepare for future development.
Brightlighter Engineering
Led by Charlie Keener, Brightlighter Engineering serves as our civil engineering partner. Their team is helping evaluate site infrastructure, utilities, drainage, grading, roadway access, and municipal requirements. Civil engineers play a critical role in ensuring a community functions safely, efficiently, and sustainably for decades to come.
Pinyon Environmental
Pinyon Environmental is conducting our Phase I Environmental Site Assessment, which reviews the property's history and existing conditions to identify any potential environmental concerns. This work is an important part of responsible development and risk management.
Earth Engineering
Earth Engineering has been engaged to perform geotechnical investigations and soils analysis on the property. Their findings will help inform future engineering and construction decisions while ensuring the site can support the community we envision.
ESC Surveying
Before engineers and architects can begin designing, they need accurate information about the site. ESC Surveying is helping establish property boundaries, elevations, easements, and topographic features that will serve as the foundation for future planning efforts.
Land Title Guarantee
Land Title Guarantee is assisting with title review and closing services for the Brighton property both for the land itself and then in the future when our homeowners close on their homes. Their work helps ensure clear ownership, identify easements and restrictions, and protect the interests of future stakeholders.
Citywide Home Mortgage
Dan Brennan and the team at Citywide Home Mortgage are helping future residents better understand mortgage readiness and homeownership planning. As Gratitude Village continues to grow, providing education and financing guidance will be an important part of helping future homeowners prepare for the journey ahead.
The professionals highlighted here represent only the first chapter of a much larger story.
In the months and years ahead, additional architects, landscape designers, energy and solar consultants, attorneys, engineers, contractors, tradespeople, and craftsmen will help bring Gratitude Village to life. Every pathway, garden, solar panel, community gathering space, and home will reflect the work of countless individuals contributing their knowledge, skill, and creativity.
Creating a village is one of the most collaborative things people can do. Long before neighbors gather around a common meal, hundreds of people will have played a role in helping make that moment possible.
It Takes a Village to Build a Village
Looking through this list, it's easy to see that creating a community is truly a collaborative effort.
While future residents will ultimately be the heart of Gratitude Village, it takes a dedicated team of planners, designers, engineers, advisors, consultants, and skilled professionals working behind the scenes to help make that future possible.
Every survey completed, every engineering study reviewed, every design session held, and every development strategy discussed brings us one step closer to creating Colorado's first mixed-income, fully accessible, Zero Energy cohousing community.
